Twin Creeks in Allen TX has been a very strong community with over 2000 residents and a plethora of amenities including In community Exemplary Rated Boon Elementary, Junior-olympic pool, tot pool, recreation pool, Arnold Palmer Signature golf course, Soccer and Baseball fields, Tennis Courts, Fishing, Half-court Basketball courts, Sand Volleyball
courts, Hike and Bike Trails, Playgrounds, Pavilions and Picnic areas.  Twin Creeks in Allen TX has quite a large reason for people to call it home.  Managed as a HillwoodCommunity,the master planned elements make this a move up, move down and place to be community.

From 2006-2011 the ratio of foreclosures to free and clear sales has been a very slim figure in the last 6 years with astonishingly low percentages.

As you can see the ratios are well below average for the US, as well as Dallas.  Twin Creeks in
Allen TX has the ability to keep sales strong and foreclosures out because people want to live in the community as a move up, move down or relocation.  What does that mean, you ask.  Well if people want to live in Twin Creeks in Allen, TX, then more people buy short sales before they go into foreclosure thus keeping the value of the community alive and stable.  If there is a demand in Twin Creeks, which there is, then more people want to live there than not and if there is a higher demand, and a lower supply, most houses don't have the chance to go into foreclosure if the homeowners have the chance to sell short before the property
seems the gloom and doom of a full on foreclosure.  The other theory I have as to why Twin Creeks in Allen TX has a very low Foreclosure to Sold Ratio from 2006-2011 is because it is a very tight community with a very heavy realtor following, including Janus Real Estate Group located across the street from Twin Creeks in Allen TX.  When neighbors hear of other
neighbors in ability to pay their mortgage and the buzz of 'sale' comes about, the neighborhood and local Realtor community get the word out and for the vast interest in move up and move down members of the community.  People want to live here and Realtors want to sell here.  Makes for a low foreclosure to sold ratio!
